Policies
Smuggler’s Cove Condominium Policies,
Rules & Regulations
Fees – Quoted rates are for up
to four persons. Five
or six person occupancy is an additional $15 plus tax per person,
per day. A $300 refundable Security Deposit,
$40 administrative fee, and $75 cleaning fee are included. Rates are subject to change without
notice.
Refund
Policy - Cancellation must be made in writing and received
90 days prior to arrival. Cancellations made less than 90 days
prior to arrival are subject to loss of payment unless we are
able to rebook the unit for the same time period. A $100 administrative
fee applies to cancellations made more than 90 days prior to arrival.
Should you shorten your stay there will be no refund. You may
wish to consider purchasing travel insurance in case an emergency
situation alters your travel plans.
Check-In
- Check-in is after 3:00 P.M. on date shown on confirmation. Due to housekeeping schedules, we are unable
to accommodate an early check-in.
The person listed on confirmation is required to register
with the office upon arrival. For those arriving after office
hours, you may pick up your key and parking permit from the “pick-up
box” above the office. Hang the parking permit on the vehicle's
rear view mirror and check in at the office the following morning.
For your convenience, a starter supply of trash bags, toilet tissue,
soap and paper towels are provided upon arrival. You are responsible
for purchasing additional supplies for your use during your stay.
Daily housekeeping service is not included with your reservation,
but is available for an additional fee of $75 per clean, scheduled
and paid in advance. Inspect unit upon check-in and report any
damage immediately. Unreported damages to your unit will be deducted
from your security/damage deposit.
Please notify the office immediately if you discover any
item that needs the attention of our maintenance department.
Occupancy – Number of people
in rental unit and on Smuggler’s Cove property at any time
may not exceed total of paid guests without prior approval. Individuals under the age of
25 are not permitted unless accompanied and supervised by a parent
or legal guardian. Damage to the property of Smuggler’s
Cove, unit owner, or other guests, or disturbance to others by
anyone in your party will cancel your right of occupancy, and
you'll be asked to depart and payments forfeited. Registered guest is liable for any damage
in excess of payments forfeited.
“Quiet hours” between 10 P.M. – 7:00
A.M. must be honored to avoid disturbing other guests.
Rental Unit Assignment - Due to change
of unit ownership, removal of units from the rental program, mechanical
problems, and other conditions, A SPECIFIC UNIT IS NOT GUARANTEED.
A specific unit will be assigned for your visit; however, in the
event the status of the unit changes, we reserve the right to
reassign you to another unit. Every effort will be made to provide
for your needs. Unit changes are not permitted after
check-in.
Subleasing - No reservation may be assigned or subleased. The person listed on the reservation confirmation
must occupy the unit for the length of the stay and is responsible
for all damages and disturbances.
Check Out - Check out time is before 10:00 A.M. on date shown
on confirmation. Due
to housekeeping schedules, we are unable to accommodate
a late check out. Before you check out:
(a) Launder excess towels and linens (those not used on the last
night and day of departure).
(b) Remove all food, beverages, trash and personal belongings
from unit. There are dumpsters and recycle containers
at both ends of the parking lot. (c) Wash dishes and put away (do not leave
dishes in dishwasher). (d)
Return all furniture and items to original location.
Leave unit in a reasonably clean condition.
(e) Turn thermostat to 80 degrees, lock windows & front
door. (f)
Return keys to the office or, if office is closed, to the
drop box above the office ($25 charge will be deducted from your
deposit for each unreturned key).
Charges
for damages not reported at check-in, extra cleaning, and excess
laundry (other than that used on last night and day of departure),
will be deducted from your deposit. The deposit will be returned
within two weeks of departure.
Laundry Room - Facility is located behind the
office. Hours are 8:00 AM to 8:00 PM, and closed on Saturdays
for housekeeping use, except when posted otherwise. Do not leave
washers and dryers unattended. Remove clothing when finished and
remove lint from dryer filter. Coin changer and soap machine is
available in the laundry room.
Recreation Room – The use
of this facility by registered guests is available by reservation
only on a first-come, first-serve basis.
Reservations may be made at the office. You are responsible for cleanup and
trash removal.
Internet Access – Smuggler’s
Cove
is pleased to offer free wireless internet access to our guests. The wireless internet access password is
included in the check-in information sheet. The wireless network key is WPA, WEP is
not supported. You must be familiar with your device and know how to set
it up for wireless access. If you experience difficulty connecting,
please contact your wireless device’s technical support. Technical support
from our staff is not available.
Mail - Outgoing mailbox is located outside
to the right of the office entrance door. Mail is picked up between 9 – 11AM.
Incoming - Mailboxes are located on the outside office
wall facing “B” building. The small key on the unit key ring will
open your unit’s mailbox.
A notice will be placed in your box for oversized articles
and they may be picked up from the office lobby.
Shuffleboard/Horseshoe Courts - Equipment
is located under the B Building, near the maintenance shop.
Grills - Gas grills are located under the tiki hut.

Hurricane/Storm Instructions - If there is an impending storm
or hurricane “watch" the property will be secured:
i.e., chairs, lounges, trash cans, hurricane shutters, etc. If there is a hurricane "warning"
all power and water will be shut off at the main stations, all
occupants will be asked to vacate the property, and elevators
will be shut down and stationed on the third floor.
In case of a mandatory evacuation order by the Town of
Fort Myers Beach, refund of unused rent will be mailed to you
as soon as possible, but not upon departure.
Winter Reservations – January
– March long-term guests (minimum twelve-week reservation) are guaranteed the same unit for the same time
period next year. However,
if a reservation is not scheduled for next year prior to departure,
the unit will be available on a first come first serve basis. Reservations for less than twelve weeks
are based on availability.
Termination - Occupancy will be terminated without refund for activity
detrimental to the unit or facility or violation of the rules
and regulations written herein or posted on the premises.
Furnishings/Equipment –
Each condo is privately owned and has been made available for rental through the
owner. We appreciate you caring for the home as it was your own.
Since each unit is owned separately, please do not remove anything
from one unit and take it to another. It has been furnished, decorated,
and equipped (including linens) to satisfy the particular taste
and desires of the owner. Locked closets are used by the owner for
their personal items and are not included in this rental. Please
do not dispose of paper towels, diapers, sanitary napkins or related
objects in the toilets. We are connected to a master septic system,
which will not accept such items.
Smuggler’s Cove Property –
No littering. Do not
hang items on walkway railings or store personal items on window
sills, walkways or stairwells.
Smoking – All of
our rental units are non-smoking.
Failure to follow this rule will result in forfeiture of
security deposit. Smoking
is permitted outdoors. Please
dispose of cigarette butts in receptacles located throughout the
property.
Repairs - We cannot guarantee heat,
A/C, appliances or like equipment. NO REFUND will be made upon
their failure; however, every effort will be made to make repairs
as soon as possible to provide for your comfort. This also applies
to wireless internet access, pool, grills, elevators, etc.
Entry into Rental Unit - Entry into rental unit may be
necessary from time to time by authorized personnel. Every effort
will be made to minimize these entries connected with repair,
care and maintenance of the property.
Deposits and Rents - Deposits and rents are deposited into an insured
escrow account to the credit of Smuggler's Cove Condominium Association,
Inc.
Pets – Smuggler’s Cove has
a no-pet policy for renters and guests.
Parking Lot – Guest vehicles must
display a valid parking permit on rear view mirror. Vehicles without a valid parking
permit will be towed at owner's expense. Under-building parking
is reserved for occupants of assigned units.
No Recreational Vehicles, Buses, Boats, Trailers, Jet Ski’s,
Skateboards or Rollerblades permitted.
Lost and Found - Shipping fees plus a $25.00 service charge
will be charged for packaging and returning items left behind.
Telephones –
No charge for local calls.
A credit card must be used in order to place a long distance
call.
